“How much would you charge for the whole lot?” Cisco asked.

“I’ve got some one-of-a-kind furniture pieces there. I suppose I could sell the whole thing for thirty million with the furniture. I’d only pocket twenty-eight if I sell it through a realtor. If Gerry handled it he’d probably let me get away with a million because he’d earn it without having to do anything but close, so you could have it with the furniture for twenty seven and pay Gerry a million to close it. I won’t be taking a loss, but I won’t be making much money.”

“I’ll take it,” Cisco said. “I’m sure if I talk to Sam, I can give Greg an occasional trip to the city to see the shows and the sights between tenants and I’d get income from a property which can only appreciate as the market already tanked. I can give you cash and we’ll use your old title company. Have Gerry take care of it. He has licenses in New York, New Jersey and Pennsylvania.” Cisco’s eyes sparkled.

They talked to Gerry and his eyes popped at the commission he’d just earned for doing nothing. With everything settled, the party of six went to lunch with Gerry leaving to do the paperwork for both sales.

Jake told Cisco, “I’ll have Sam call you. Gary can vouch for his honesty.”

Cisco rubbed his hands together and said, “Let’s go to lunch.”

Friday Afternoon

Jake and Davey were driven back to the hotel where Jimmy had the car waiting. “I have it parked right next to the kiosk, Mr. Cohen. Nothing was going to happen to it.”

“Thanks, Jimmy.” Jake pulled a fifty out of his wallet and gave it to the kid. He turned to Davey and said, “Jimmy is working his way through Princeton on scholarship, but it didn’t include room and board. Some of these colleges are ridiculous. They give academic scholarships and scholarships for kids in need but they should means-test the ability of a student to pay for room, board and books.”

“I had grants, thank God, or I never would have got to go to school.” Bandit was waiting at the door wailing pitifully.

“I need to change his box and feed him. Would you mind giving him a few treats while I get his food ready? The treats are with the food.”

“Sure. You’re remarkably calm this afternoon, Davey,” Jake said.

Davey took care of the litter and filled Bandit’s bowls. “I can’t make the days go faster. Sunday will come whether I fret about it or not.”

“Good thinking, baby.”

“Let’s go meet Carlo at the new offices.”

Carlo was waiting for them along with Edith who had been curious and had Carlo pick her up after dropping of the Audi. “It’s ours. I have an appointment with the architectural design firm downstairs in about fifteen minutes. Think about how you want the space laid out.”

They were on the fourth floor by three in the afternoon. Milton Chambers met them in reception.

“I’m Milton Chambers, chief architect of Chambers and Brooks. We started out in Manhattan but moved to Jersey six years ago.”

“This is a gorgeous space and the rent is more agreeable than rents in Manhattan,” Carlo said.

“I’ve never regretted leaving Manhattan for a moment,” Milton told them. “Bear asked me to take these two projects, the office and the house and put a rush on them. I’ve done law offices before so I have a few ideas. Since you came from Manhattan, I suppose that you don’t want the old gentleman’s club look.”

“No, both the house and the office should have as much glass as possible to give the illusion of endless space. All the fronts of the doors to the offices should be glass. I want three conference rooms, one large, two small. I need a closed off break area next to a coffee room. The bathrooms are already in the plans and can’t be moved. I’d like a bathroom off mine and Carlos’ offices, if that’s possible without ruining the aesthetic. We’ll take the two corner offices. The other offices as well as the conference rooms should line the walls. Davey, you’re to have the office next to mine with the law library within easy reach. We also need a file room, a receptionist area by the elevators and a bullpen for the paralegals around the law library. We require high speed internet with two portals wired in to every office. Can you get this done in thirty days?”

“Yes, I can. I can even purchase the office furniture. Just write down the number of the kind of offices, the layout and the names that you want on each door. I’ll also have to know the budget for each kind of office.”

“Carlo, if you can be here at one on Monday, Edith can handle packing up the office with our associates. We can pick out the style of the office furniture and placement.”

Martin said, “Bear told me you were ready to pay overtime to the contractors, so it’s doable. After all, in this economy everyone is looking for extra cash. The house might be a little more difficult. I’ll need you to make the structural decisions right away. You tell me what you want and I’ll try to make it happen. I work with a good decorator but she will insist one of you be with her to approve her decisions.”

“I liked the look of your apartment. You get decorator duty,” Jake told Davey.

It took one hour with very little disagreement between the partners to put together the layout of the office. When they disagreed, Davey studied it and offered an opinion on the issue and it was settled. At six, they were finished.

“It’s been real, Del Monte, and yes, I’ll share Davey’s services in the office on your more difficult cases. All of the other paralegals will be working under him.”

“Yeah, now we’ll have the best paralegal in both New York and New Jersey.” Carlo laughed.

“But remember, he’s mine outside these walls,” Jake rumbled.

“Bear said you close on the house on Monday at eight in the morning. I’ve been told you already have an engagement at ten, so I’ll have the decorator meet with us here at one. Will that be convenient, sir?” Davey turned around to see to whom Mr. Chambers was speaking when Carlo poked him in the ribs.

“He means you.” Carlo rolled his eyes.

“Yes, Mr. Chambers, one is fine. Please, call me Davey.”

Davey had put on his work face.

Friday Night, Dinner

They stopped at the hotel to check on poor Bandit who was feeling neglected, having had no playtime in two days, and to freshen up. Then they took the Audi to the club. Everyone was there when they arrived. Davey slipped into his now accustomed place at Jake’s feet and leaned back. Brian and Greg gave him pregnant glances and as soon as everyone was done eating, Brian popped up his head. “Can we go to the sub room while the new subs are being introduced? Davey already introduced them to us.”

The Doms agreed. When they got to the sub room, Jim said one word to Davey, “Spill.” It was to Davey’s credit that in the last ten days he’d learned enough about his friends that he actually knew what Jim wanted.

“I got a blow job last night but he wouldn’t let me touch him. What am I doing wrong?” Davey wailed.

Brian called downstairs for some more garlic shrimp for eight, Caesar salad, and an antipasto platter.

“We just ate,” Greg complained.

“Don’t worry, it’ll get eaten,” Brian said.

“So…” Seven pairs of eyes went directly to Davey’s face.

“So what?” he answered, buying himself a few minutes to collect his thoughts.

Jim said, “Details, we want details.”

“Well, I love him and I think he has feelings for me—but it’s all going to depend on tomorrow night—on whether or not I can take a spanking.” Davey’s wet eyes started to spill over onto his cheeks.

“He’ll go easy on you the first time. Gary did with me,” Danny told him, putting his arm around Davey’s neck. “He loves you. Even if you only stick a small toe into the water, he’ll know you’re willing and therefore able to be a sub.”

“What you need to do with pain is to pretend it’s not there, ride above it,” Jamie told Davey.

Danny let Johnny take his place. “I agree. I was a member of the club for quite a while and played with all of the men either once or twice. I’m not a pain slut like Jamie, but like Brian used to do at the Shore clubs, I can take pain, quite a bit of it. Not as much as Jamie or Brian perhaps, but I’ve taken Bull sometimes when he was in a less than generous mood. What I’m trying to say so awkwardly is I’ve done scenes with Jake, always private.” He put his hands on the table.

“He can spank you hard, but it really doesn’t hurt that much because you know you’re doing it for him, it’s different, like me with Caden.” Johnny pounded his head with his fist a few times. ”I wish I did better at communicating.”

“Don’t do that!” Davey grabbed Johnny’s hands. “You’re communicating fine.”

“If you know that by hurting for fifteen minutes a day, or less—his stress level goes down, he’s happy, but best of all you’re the only thing in that world that matters to him. Does that fifteen minutes matter?” Jamie asked.

“When you love someone that much, fifteen minutes doesn’t matter at all,” Brian said, solemn faced.

“And when you finally know they love you that much too, it’s less than nothing.”

Davey thought about what the subs had to say and it made sense. But he had to know if he could take what Jake gave out. What he needed to do was make Jake angry enough to punish him.

Friday Night

Jake came and banged on the door of the sub club. Jamie and Danny came to the answered. Jake didn’t even greet them, he was obviously in distress. “He’s missing! I haven’t seen him in the last hour and a half. I told him I’d come and get him. Do any of you know where he is?” Jake was pissed.

Davey strolled up behind him and kissed his neck.

“I was about to call the police.” Jake shouted at him after he checked every inch of him to make sure he was okay.

The ride back to the Marriott was silent. Davey could tell Jake was seething. That was his intent. If he could take the kind of spanking he could provoke out of Jake now, he could take the other kind without a problem.

They got into the suite, and just as Davey expected Jake was angry. “I don’t care if I was going to wait until Saturday. I thought I lost you. I went nuts. What were you thinking? You’re going to get a spanking like you’ve never gotten before, I thought they kidnapped you…I would have lost the other half of my soul…Take off your jeans and briefs and lay over my knee. I’m going to spank you fifteen times because of what you did. Do you know what you did, Davey?”

“I humiliated you in front of my friends, I disobeyed a direct order and then I had the temerity to come up and kiss you on the neck when you hadn’t given me permission to touch you yet. So each offense gets five spanks?”

The angrier Jake got, the calmer he got. Davey was amazed.

“Go to your room. I can’t deal with you right now.”

Jake paced the floor, holding his cell. “Bear, he deliberately did three things for which he had to know he’d get the maximum number of strokes.”

Bear said mildly, “Maybe that’s what he wanted—to see if he could take the maximum number of strokes. Go ahead—give him what he asked for in complete privacy. Have you had anything to drink?”

“No.”

“Are you still angry?” Jake looked down, his hands weren’t clenched.

“Come to think of it, no.” His head was clear.

“Then go punish the boy.”

Bear didn’t say anything else because there was nothing else to say. Jake hung up the phone.

He walked quietly down the hall. His Davey lay on his own bed, bottom bared.

“You have to be on my lap to do this properly. And don’t think I’m going to allow you a minute of subspace. You know what you did. You did it deliberately. I’ll ask you why after I punish you. What are your safe words?”

“Red for stop, yellow for go slowly and green for go.”

“I’m going to begin. Count and thank me for the correction and after this maybe you’ll see the error of your ways.”

Fifteen spanks was more than I expected but less than I deserved. When I came up with this scene, all of the subs warned me not to poke the beast so hard, but at least I’ll know the worst I can expect when he spanks me for punishment. He made me wait because he doesn’t want to spank me when he’s angry and I know he hasn’t had anything to drink. So far he’s followed all of Bull’s rules.

“I’m sorry, Jake.” Davey really meant the apology. He wanted to provoke Jake, not hurt him.

Jake caressed Davey’s bottom. “You may be, but you’re still getting punished. I wanted to wait and show you how it could be between us when you get a sensuous spanking but you precluded that. I hope I don’t lose you over this. You played head games with me and I don’t like it.”

“I know, Sir. I’ll explain, if you permit me to do so, when you’re done.”

Jake said, “When you’re ready, we’ll begin. Get this straight. There will be no sex after this spanking no matter how hard you are. This is for punishment, not excitement and I’m not going to hold back.”

“Yes, Sir. I’m ready, Sir.”

“Take those pants off completely, then lie down and position yourself over my lap.” Davey had only bared his ass when he lay down on the bed. This, he didn’t expect. He took off his shoes and socks and wiggled his ass and shimmied out of the tight jeans Jake bought him. He pulled his white T-shirt over his head, then folded his clothes, put them on the chair and walked over to Jake and quietly went down on Jake’s lap. He cried silently, knowing that this might be the end.

I didn’t want to embarrass him in front of the whole club tomorrow night by running out screaming. I had to find out ahead of time what I would do. I’ll think about… about making the madeleines.

Davey felt the slight movement of the air as Jake brought up his hand. The first blow rained down hard. Jake’s hand was open, not cupped which meant that Davey felt the full impact of the strike. He flinched, Jake was good as his word, he didn’t hold back. The first spank hit his right cheek, the second came in rapid succession and hit his left. Davey started to sob.

Jake stopped and moved his hand around Davey’s ass letting the impact of the strokes sink in to both his head and his heart, the third and fourth hit the curved end of his butt, the portion that connected to his thigh. By the fifth, Davey was babbling.
